Aveda Institute

Originally built in 1927 as the Cataract Masonic Lodge, the 80,000-square-foot, five-story home of the Aveda Arts and Sciences Institute is now an active beauty school featuring classrooms, salons, an auditorium runway, and massage and manicure training studios.

With the school operating twelve hours a day, six days a week year-round, a full shutdown for renovation simply wasn’t an option. Windsor partnered with New History to deliver a comprehensive mechanical, electrical, and plumbing assessment of the historic facility, documenting system condition floor by floor, flagging code and indoor-air-quality concerns specific to a high-occupancy salon environment, and laying out a prioritized 10-to-15-year replacement roadmap. The deliverable gave ownership a clear path forward between targeted repairs and a larger phased modernization, supporting both current operations and the school’s planned growth from 400 to 500 students.
